While we wait... I shop...

So everything is done on our end to start the build process. While we wait, I shop...

So we didn't go with granite through Ryan. That will be one of the first things we do upon moving in. The quote for 70sq ft of Azul Platino granite was $5,300 through Ryan. Being the great wife I am I dropped the granite and we added a 3 car for my beloved! The granite cost was half of the 3 car so it was a no brainer. In our subdivision we can NOT have a shed. So add a snowblower, lawn mower, and other outdoor maintenance tools we needed a 3 car.

I called two local granite places. I got rough quotes for the same 70sq ft for 3,000. So when we move in that will be one of the first things we do.

I'm kind of in love with this faucet. I know I want an industrial kitchen faucet. Jim is on the same page so that's wonderful.

So when the laminate tops are ripped out I will be getting this faucet and a 60/40 stainless sink. In our current house we have a silgranit sink. While it looks awesome, it is a pain to keep clean. So back to good old stainless steel for us. Unless I find something else... Ha ha ha!

I also know that I want to change the powder room mirror, and the foyer "nipple" lights. Those are two things that have been a constant builder grade thorn in my side. In an attempt to de-Ryan our house those will be our first two projects. As well as trim and crown moulding in the living room and dining room. I couldn't swallow the $3,000 to do the trim, and my husband hates some of the builder trim work he has seen. So he will be doing that.

Projects in a new home... We both love remodeling(we did every room in our current house) but projects in a new build!?!?

What are you planning as your first projects?

  1. I love the faucet! I've always wanted one like that too! I'm pretty jealous of your future granite. We're putting that on the back of the list because I'm replacing the floors when we first get in, which I can live with.

I hate those Nipple/boob lights too! When we went shopping for our ceiling fans I refused to get any fan with a light that looked like those ones and my boyfriend thought I was crazy! haha! But anyways, you're not the only one planning projects! People think I'm kind of crazy for putting down new floors right away, but Ryan over charges for so many things that it's just smarter/cheaper to do it after closing.

  2. By us the floors weren't too bad. In our old house we replaced every square inch of flooring so it's something we would have been capable doing. We went level B (hand scrapes) for the whole first floor. Their markup/profit was basically $4000. So with having a 19 month old and 3 dogs, I felt OK with paying the 4G and not having to deal with the zoo inside. Lol. The only real out of whack markup I felt was the granite. Pretty much everything else by the time we would have ripped it out, bought new and installed ourselves, the savings were nominal. I think by us they have the base price higher then most then charge somewhat reasonable for upgrades to entice you to do it.

    1. Also the trim package I thought was ridiculous. $3000 for 3 small rooms of crown, 3 archways trimmed out and some half hearted wainscoting. Pass. I'll do that for $400 in material and a few days time.

  3. Hi there! Congrats on your home!!! We will be adding elfa systems to both closets in the master suite, extending the hard wood throughout the entire first level (instead of just in the kitchen) and changing the carpeted stairs from the kitchen to the upper level to matching hard wood as well. These are our first "major" projects. Simple things like adding a chandelier to my closet and painting accent walls in the closets are simple things that I can actually do. LOL

  4. Bridget, my wife and I are planning on doing the same thing for our countertops. We really didn't want to take the chance of getting a slab of granite that we didn't like.

Can't wait to see your house come together. The Naples isn't offered in our community, so I can't wait to see yours being built.

    1. Hi Frank!

I can not wait for it to come together either! We will be living with family as well, so that hurts a little. Ha ha! The whole process is pretty exciting.

  5. You did right by not going with Ryan on granite countertop. Their mark ups are crazy. Love the 3 car idea!

    1. Thanks. My belief is it's always smarter to add square footage over an easy upgrade.
